Real Estate News: East Hampton Gives Southampton a Run for Its Money

While stately Southampton has held the spotlight for high-priced properties, East Hampton has seemed (aside from the record-setting $103 million Further Lane sale) to be Southampton’s more affordable kissing cousin. So, sure, she doesn’t have her own private helipad, but heck she’s got her own airport, not to mention Martha Stewart, Donny Deutsch, and a Broadway show about one of her most famous properties, “Grey Gardens.” And while beachfront property is going for a dollar a grain of sand in Southampton Town, they have suffered far worse erosion than East Hampton, which has maintained its jetties to protect its beaches.

But there are a few pricey East Hampton properties on the market to encourage the young man -- or hedge fund manager -- to “Go East.” Sotheby’s has a $40 million dollar beachfront estate on West End Road on 2.5 acres with 220 feet directly on the ocean. The 5500 square-foot house was built in 1914 -- back when you could get at least a bushel-full of sand for a dollar. It has eight bedrooms, a sky-lit studio, and a no longer permit-able ocean-side pool with a pool house. But not to worry if it’s too small, the copy says you can construct a proper 12,000 square-foot home and tennis court so you don’t have to use the neighbor’s.

If you want everything brand spanking new you can bid on another $40 million property which is listed with Remax Beach Properties. The 12,000 square-foot estate (must be the magic number these days) is south of the highway, in East Hampton, on a pond. Construction is being finished on the nine-bedroom estate, which sits on 2 acres. You’ve got the pool and pool house for summer and over eight fireplaces to keep you warm in the winter.

And if you’re willing to go even farther east, Montauk is weighing in with an incredible oceanfront modern vision on four acres for $35 million. This four-bedroom, 10,000 square-foot, newly constructed, glass-filled home is on the ocean with a separate 2500 square-foot guest house. It comes with its own screening room, high-tech gym, infinity edge pool, and hot tub. And for those in the know, it’s also a prime surfing location. It’s also listed with Sotheby’s.
